Whole-system duct and dryer vent check with before-and-after photos - you see exactly what came out of your vents
That "$99 whole-house special" is a bait ad - the real number appears once they are in your hallway, or the "clean" is a shop-vac at the register. We photograph the inside of your ducts before and after instead.

AfterAir Duct Cleaning Company in West University Place, TX
Air duct cleaning in West University Place runs $350 – $650 for a typical single-system home, with most jobs completed in one visit and priced in writing before we start. We’re Hollis Air Duct Cleaning, and crews from our Houston office serve West University Place with the same equipment and standards we bring to commercial jobs: Rotobrush rotary systems, Nikro negative-air machines, and antimicrobial treatments from Abatement Technologies. The work here is different from standard dust removal. West University Place homes sit on flood-prone ground with high water tables, and many duct systems have been exposed to elevated moisture or actual floodwater, especially after Hurricane Harvey. That means moisture mapping and antimicrobial application are standard on most jobs, not add-ons. Call (361) 326-5060 for a free estimate.
Why West University Place Homes Are Different
West University Place presents a split housing stock that shapes every duct cleaning job we do. Newer luxury builds, many rebuilt after Harvey, use tight energy-efficient construction that traps humidity inside ductwork. Summer dew points here regularly exceed 75°F, and that moisture has nowhere to go in a sealed modern home. Condensation forms on duct surfaces, and mold follows.
Then there are the 1920s – 1950s bungalows, often with original galvanized steel or early flex duct. Those materials corrode and sag, creating low spots where water pools. We’ve pulled collapsed flex duct from crawl spaces in the older sections near Rice Village that was saturated with condensation.
The terrain doesn’t help. Slab-on-grade construction on this high water table means no basement buffer between soil moisture and living space. After heavy rains or street flooding, we’ve found standing water in return plenums. The city also enforces historic preservation rules on modifications to older homes, so any ductwork alteration requires permit awareness our technicians navigate carefully.
Our Main West University Place Services
West University Place homeowners call us most often for these three services, each handled with The Garrison Standard: written price, written guarantee, job done by the book.
Air Duct Cleaning in West University Place
Our air duct cleaning service covers the full supply and return system with a Rotobrush rotary brush and Nikro negative-air machine to pull debris toward the vacuum, not push it into your home. In West University Place, we also moisture-map the duct runs and apply antimicrobial treatment where we find condensation stains or microbial growth, common in post-Harvey rebuilt homes with tight envelopes. Every job gets a written price before we start and falls under our 365-Day Done Right Promise. Air Duct Cleaning in West University Place
Dryer Vent Cleaning in West University Place
Dryer vent cleaning here addresses lint buildup in runs that often extend through multiple walls in older bungalows or traverse long horizontal paths in newer custom builds. A blocked vent in this humidity traps moisture as well as heat, extending dry times and creating fire risk. We clear the full run from dryer to termination, verify airflow with a meter, and check for proper vent hood operation. Dryer Vent Cleaning in West University Place
Duct Sealing in West University Place
Duct sealing closes leaks in the supply and return plenums with mastic sealant and metal-backed tape, not duct tape. In West University Place’s newer tight homes, even small leaks pressurize wall cavities and draw in garage fumes or attic heat. In older homes with galvanized duct, sealing stabilizes airflow before corrosion forces full replacement. We test with a duct blaster, seal what we find, and verify improvement.
